But if you're the one actually deciding where to grab dinner on a Tuesday, a different street has quietly done more work over the past year. No concert series, no city marketing push, no shuttle stop. Just a run of new leases signed along La Paz Road, one plaza at a time, and a pattern in those leases that tells you something Crown Valley's calendar can't.
A Corridor That Never Needed a Marketing Push
La Paz Road didn't need convincing. Village La Paz shopping center has anchored California Pizza Kitchen since October 2022, when the chain opened a location built around eight glass garage-style doors that fold the entire west wall open for al fresco seating, a design CEO Jim Hyatt described at the time as reworking the format to bring the outside inside. A few blocks down, Tierra de Fuegos has spent years building a following as the neighborhood's Argentine steakhouse, the kind of place with 190-plus Yelp reviews and regulars who know the patio doesn't allow dogs before they even ask.
Neither of those openings came with a ribbon-cutting the city promoted. They didn't need one. The traffic was already there, which is exactly why what happened next is worth noticing.
Six Weeks, One Address
In June 2025, Sweetgreen opened its fifth Orange County location at 27221 La Paz Road, inside the Plaza de la Paz center. The chain matched every meal sold on opening day with a donated meal to Laguna Food Pantry, and the launch included the kind of local touches a national brand usually saves for a flagship: a floral bar from Sweet Blossom Designs, drinks from Golden Lantern Coffee Roasters.
About a month later, Nick the Greek opened its own Laguna Niguel location at the same address, 27221 La Paz Road, Suite E. Same plaza. Same building. A different fast-casual concept, moving in almost on top of the first. The company's owner and operator told the press at the time that Laguna Niguel was "a tight-knit community that values fresh, delicious food" and that Plaza de la Paz's central location made it the right spot to introduce gyros and souvlaki bowls to the neighborhood.
Two competing national chains, six weeks apart, in the same small plaza. That's not a coincidence you see often, and it's not how national real estate teams usually spread bets across a city. When two brands with different lease negotiators and different site-selection models land on the identical address within a month of each other, it means the underlying traffic numbers were good enough that neither wanted to wait and see if the other one worked out first.
The Grocery Store Play
The next signal is quieter, and its current status is genuinely hard to pin down. County health department filings show Klatch Coffee submitted plans in December 2025 for a cafe at 27271 La Paz Rd, Suite B, inside the Sprouts Farmers Market on the same stretch of road. It's part of a broader partnership Klatch has been rolling out at Sprouts locations across Southern California, and back in January 2026 the company's marketing team told local restaurant press that the Orange County phase of that rollout was targeted for summer, a window that has now come and gone without a public opening announcement.
That's a different kind of bet than Sweetgreen or Nick the Greek made. Instead of signing a standalone lease and building a storefront from scratch, Klatch is riding an existing anchor's foot traffic, the same grocery run everyone on this stretch of La Paz is already making. It's a lower-risk way to test a new corridor, and choosing to test it here, rather than folding into a Sprouts somewhere else in south county, is one more data point pointing at this specific half-mile of road.
What Changes for Anyone Already Doing Errands Here
None of this required Laguna Niguel to build a stage or run a summer brochure. Here's what's actually landed on La Paz Road since 2022, in order:

Line those up and the corridor stops looking like a random collection of chains and starts looking like a block that's been quietly proving itself out one lease at a time, without a festival lineup or a press release from the city to announce it.
The practical version of this, if you already live nearby, is simple. The decision between salads, gyros, and wood-fired pizza no longer means driving toward Crown Valley or further out toward Dana Point and Mission Viejo. It's sitting on the same road, most of it within walking distance if you're already parked for groceries, with a coffee run possibly joining the lineup if Klatch's Sprouts location follows through.
Whether or not Klatch's cafe ever opens on the timeline the company floated, the pattern is already set. Two national fast-casual chains landed on the same address within six weeks of each other, on a stretch of road with no amphitheater, no cinema series, and no shuttle bus. That's worth remembering the next time the city's own calendar makes it sound like Crown Valley is the only place anything is happening.
